Just not worth damaging the relationship for a smaller dollar amount....If a bad apple (and I don't get many as I screen well) trashed them all on purpose or recklessly, I would probably go through the effort to document and offset the deposit for the materials.Best of luck with both your tenant and window screening!!

Dan Miles - make sure your loan products are apples to apples, that you're not trading a 30 year fixed for a 30 year ARM that might start with lower payments but go up higher.I've noticed some friends spending windfall $$ for unique kitchen/bath upgrades that I guess make them happy but are adding less than 50 cents per dollar spent to the home value and little if anything to the rental rate.

I just went to Barnes and Noble and picked up the book "architectural's in visuals" and it seems to answer my request but if you have any other books that you would recommend, I will look into those as well.Lastly, I forgot to mention this as well.

@Justin Silverioin our area the maps of the designated areas are with the building dept but I am not sure how current they are.For 20 years we owned land with a Barn on it & I only discovered it was being designated wetlands when a old tree hugger type appeared on the property tying orange ribbons on the trees.
