Lastly, if you are looking at the bigger picture, it may be wise to take a mortgage on your primary residence for additional tax benefits (since it's your primary residence.)

I have a hard time selling but if you need that equity to get a better return for you and have a path to accomplish that, then selling might be wise.

I am getting ready to refi my primary home so that I can get rid of PMI and do a 15 year instead of 30year mortgage. I am struggling with if I should just refi  the reminding balance or being that I got a amazing deal...
