The biggest problem I have is this creates serious challenges in seasonal areas.For instance we are headed into the winter now so if I am looking at rentals in Southern Utah I can get rough numbers for the upcoming months, but those months are going to be totally different than the rest of the year.

One thing I do for my tenants is every winter I buy everybody a bag of salt.

They might have snow on the ground for up to a couple of weeks at a time but unlike some markets, don't have snow call winter. 2.

It is an area that is STR friendly and rental demand is fairly strong year round (a little soft early winter and spring).Looking for some general advice and some helpful answers to the a few questions.   

I can get the property quickly rented out over the winter months and update in the summer.

Furnace dies in middle of winter, roof needs repair, or even a stove dies and needs a replacement? 

If around any holiday you can look for decorations.  

Things are usually very slow around the holidays and then rentals start to move again in January/February.
