It's quite a wide range of ppsf from the average sold comps and the highest comp and my instinct is to list just below the highest but I"m hesitant to do so since it's my first.

But they're basically things like, light bulbs(usually it's the exterior ones they call about), flipped breakers, unplugged appliances, leaky toilet(if it's just the float and you can just change the angle slightly), furnace filter.

@Jd Martin  I sometimes get a serious case of shinny object syndrome.. but in real estate that can be good thing.. find a market before someone else and exploit it on the run up... there is so much more to real estate than simply buying and renting a SFR or small multi..there is a big wide world out there of opportunites..
