If you are a paid member of Bigger Pockets I think they have landlord forms as well - so that might be an option.

It isn't a game that can be well played without spending a lot of time and or money. 

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

Not sure about your area but here in Chicago, I’ve found that FB marketplace, roomies, and zumper work really well for me.
