Solar is often an emotional buy, and people get equally emotional about not wanting to buy it, so a mandate may have some serious negative backlash.  

Those are the 2 methods of investing, but one is absolutely worse than the other.if you care about lowering risk, maximizing returns, creating stability, and growing the biggest - use debtif you want a higher risk, smaller returns, relying on small cash flow for stability, and growing the slowest - use cashtruth is people who pay cash (and keep it paid with cash) usually just don't understand the economics well enough, or are using emotion to make financial decisions.

You need to plan to develop your sphere, your area of expertise, knowledge of your local contracts, how to manage the various emotions of many clients, etc. 

Those deals probably will go over asking which draws in emotional buyers not investors.

It's super competitive out here right now, same-day multiple offers are common, so just be emotionally prepared to not necessarily get the first one you offer on, and get used to moving quickly! 

Obviously don't rush it and don't get emotionally attached to a property but DEFINITELY don't be afraid to buy the property. 

They will pay a premium for this because emotions take a role.
