Some condos the owner may be responsible for the furnace or hot water tank so you would just capex the remaining life.

Hi Larry, it seems like you're having success with your turnkey properties, which is something I'm debating myself as an out of state investor.Is it something you recommend or do you feel the convenience isn't quite worth the money left on the table?

Some ideas that come to mind: -Yeti style mug or Swell water bottle with your logo on it (filled with candy).

In effect, you have basically demonstrated that the LLC and your personal assets are connected, and have given a lawyer an avenue to drag your personal assets to the table if the LLC is sued.  

If a house is on a well then buy an water purification system, they are also available for purchase and installation. 

Sounds like a mix of not being the best deal, unvetted refinance rate expectations, and water leak are impacting your expected cash flow.
