@Troy Fisher I am going to be honest and say I do not visit the properties like I should and when I do I only walk around the exterior of the 5 and 8 unit apartment building and I do not talk to my tenants or see the inside of the individual units.

Past that you are at the mercy of the seller taking your E/M and walking...most wont because its a PIA to remarket and sell, the agent will be pushing to get it closed for the commission, but if you have a real deal and someone comes along with cash you could end up getting shafted.If your seller will play ball you can do things like L/O it for 30 days or something to get utitlities switched and tenants in.

I think others have stated this more than once.Likewise, I would walk if it goes over my parameters and keep on good terms and if this action prompts the listing agent to prompt why you walked, I would take that opportunity to explain to him/her what I am looking for and go from there.
