I confirmed this through the county recorders web site.  

There are three options to get an LLC running.1) hire a lawyer.. pay $1-2K, it will be done right and they will tell you what you have to do to keep it legal2) Go to legalzoom or another web based lawyer function.. they will charge you about $4-600, and help you if the forms are not filled out correctly and you can read on the web site what you have to do to keep it legal3) go to the your State's department of State and download and fill out the forms to open an LLC, (that costs $125 in PA), so it will be less, but if you fill the form out incorrectly it will bounce back to you with little to any explanation.... option 2 is usually a good place to start, and then you copy the old forms to make the next one yourself.

I went to the town web site and pulled all their town finances to see how likely it would be that the taxes would remain low.

I am going to research the web and eventually talk to relevant professionals in the area, but I wanted to also pick the brains of the BP community as well.

I went to the Fannie/Freddie web site but am not able to find any information on this.
