Considering all the advice from people with much more experience than me I won't try to critique your current process, simply offer an alternative.

You don't look very strong and you probably don't have a truck/trailer/appliance dolly; so moving those things out of the house would be difficult for you.

My STRs are an alternative to living out of a motel room for a month or two.

However, they provide for an alternative calculation based upon the seller's gain. 

Alternatively, you make repairs until the item becomes non-fixable.Some owners / managers include AC unit, Appliances, Common Area (Carpet, Paint), Exterior upgrades, etc. etc.
