The layout lends itself to dividing the space in one or both to 2 bed 1 bath units and still be decent sized.

I know that inventory is ridiculously tight right now which is fueling the overbidding.  

We'll just sit tight and see what happens as the deal progresses. 

Note also that this extends to the roof, so any attic spaces also need to be rated.Here, there are some other requirements (read: expenses) if you're making a legal 3rd unit, but I don't know your city codes there.

Have you considered trying to find tenants that would use more space?  

I considered selling my California rentals several years ago but couldn't find a suitable replacement so I decided to sit tight.

I'm just a few months ahead of you in terms of wholesaling and I'm in the Northern and Central NJ space for now.

If your numbers are already tight, any of these issues can eat up a year or more of your cash flow.Just my 2 cents.

The park has space to expand to 2 more spaces, but I have to check with the county to see if the existing septic will suffice.
