We have a massive influx of working professionals who need short term housing.

I currently have $100K in liquid funds and good credit with experience doing a handful of fix and flips and rent to rent medium term rentals.   

Looking for some opinions on how to proceed with some difficult mid term tenants.

@Patrick Boutin - We like to separate FARM's from leads as follows:FARM (Focused Area Real estate Marketing) - this is a term that has been around for ever in the real estate agent circles.

It is your only leverage to ensure the tenant complies with the terms of the lease.

They are short term rentals @Marie Grabo. :) I would take some time and check AirBNB and VRBO directly and see what others are charging nightly, what their amenities are and what their calendars look like.You can compare that with the AirDNA results and get a better idea.

I purchased my first property in Tampa in 2019, and it has been a long-term rental over the past year.I am currently looking for my next property, which I want to be a BRRRR/house hack.

So if a tenant breaches their rental agreement the landlord cannot require that the tenant immediately pay all future rent through the end of the term.
