I'll take the former, especially if it is a mentor who is recommended by someone I trust who as 'been there done that and has the scars to prove it'. 

But, in the meantime, I am studying and researching right here on BP; and, await @Bob E. 

So I have been studying the subject as to avoid any dangerous pitfalls.

You said you can prove the seller had knowledge, looks like he admitted that by saying it was fixed.

We have little-to-no experience, but we have been studying some of the recommended books on here and listening to the BP podcasts.  

I spent many long months studying and taking the required salesperson courses, but really didn’t learn much that I didn’t already know.I had a close family friend, who had been a realtor for years, recommend that I sign with Keller Williams.

So I started studying short-term investing strategies like wholesaling and flipping, and teamed up with a partner a year ago, and we've both been at our new business full time for about a year.

Appreciate any other feedback people have on study material or the best way to complete this given a full work schedule. 

Going to study that blog script & brush up so that I'm ready if/when I do start getting calls!

Couple other things: - get weekly vacation rental liability insurance, most normal policies will not cover claims if they can prove you rent more than 3-4 weeks a year.
