Once we have seen the due diligence on the property, we execute contracts and wire funds to escrow.As a Finder, make sure that you get a fee agreement from the investor up front, so that you can get paid through escrow.

Can anyone give a specific example where a bank holding a loan in a portfolio or having sold it, called a loan due upon the transfer of a property into an LLC where the LLC members were the same individuals executing the note and deed of trust (mortgage)?

To counter this you can make the fee non-refundable and ask that it be deposited in escrow immediately.And yes keeping a copy for yourself is something that always should be done.Someday you might run into a deadbeat who messes with the contract after its been executed.
