I'm happy to find a community of like minded individuals that can make my journey into this industry smooth as possible.

There will always be surprises, so it's a good idea to have cash on hand to smooth out the bumps.If you're going for reliable cash flow, it's the only way to go.

They do, at first glance, appear to be a good answer because it appears they "shine" on smooth surfaces (i.e. newer 2 piece tub and shower surrounds)

No one could cite one instance of a smoothly and efficiently run large system or market with NO govt interference.

The hard money lender may help with the BPO or final neogtiations if needed and will attend the closings to see they go smoothly.
