Most of my homes are maintained by the Tenants for "ordinary" landscaping and then I hire someone to do work that requires special skills or tools (e.g. pruning a tree).

Skills you may find valuable that i possess Are WeedeatIng MowIng and I can do the dishes after dInner ( don’t tell me wife that)

This makes me think that I should learn the necessary skills of remodeling and do it myself to cut my expenses way down and thereforeincrease my total ROI.

In NZ values are so high having someone who knows what they are doing look over every deal is worth every cent as so much money is at stake.The basic skills required for NZ and the USA are exactly the same. 

It will help you improve your skills on analyzing properties and you will also be able to develop relationships with local realtors and wholesalers.

I cannot speak to their knowledge or skills in the business but I have seen them do deals there. 

They can put together things that work well, show you pictures and maybe even draw you a picture.Visualization is a skill and not necessarily a natural talent.

I will likely end up following the commercial RE path to get a job in that industry right out of school but ideally, I want to find a job in commercial RE where I can learn some skills that can be applied to residential RE investing as well.

I will actually be doing all the work on it to save some cost and to improve my skill set.
