If you did not, you have nothing more than a personal loan to whomever or whatever you loaned the money to and no direct recourse to the property.If you did record a deed-of-trust, then your loan is secured by the property.

Another important segmentation are the platforms that act like a Craigslist and simply facilitate the connection between the sponsor and investor, and those that act as an intermediary between the two (So investors do not communicate directly with the sponsor during the vetting, and for the lifetime of the deal with communications, taxes, etc.).

All of my other rentals have separate meters (including water) with each tenant paying their own utilities directly to the provider.

View report*This link comes directly from our calculators, based on information input by the member who posted.I am a bit confused as to how the total cash invested is calculated , my numbers arent the same as that in the calculator:TOTAL CASH REQUIRED AT AQUISITION Purchase price: 70000  Repair cost: 30000  ARV: 120000  Hard money loan(75% of arv): 90000  Points on loan: 2700Closing cost:2500   Total needed at aquisition: (70000+30000-90000)+2500=12500; the same as the calculator but arent the points paid on a hard money loan paid upfront?
