I'm now trying tenant cloud and really like the interface and functionality so far, but might give another a look since I have to advertise one of my properties soon.

This particular contractor sounds like the kind of guy that likes to be the general and guide the process, rather than play the part of a sub, functioning at the beck and call of the GC.     

Successful houses flippers need to perform one or preferably more of those 3 core functions.

I'd rather spend that time at the gym or learning a language.My plan is to rotate entirely out of SFHs (whether I or a PM manages them) in the next few years. 

Too bad RedFin or Zillow could not expand their functionality.

I figure if I mess up my first deal for some reason real estate has a way of correcting itself in the future , it’s easy to do because I compare it with the things we would waste money on that would really help us like let’s say you see a home that’s $100k, and it has to be functional for a bank to approve a loan for it, so I’ll risk the $20k I been saving to get it , bank loans 80k , & if you followed the 1% you should be able to rent for $1000.

Cozy.co has functionality for people to apply for your property and do the background and credit check through there. 

@Alex D.I think rotating out of South Florida into a less volatile market is smart at this point in the cycle.As with everything, try it out with small size and see how you like it!
