Eligibility requirements: 1) 90 Days wartime service. 2)  181 days of continuous peacetime service. 3) Discharged from service without dishonorable conditions. 4) Six years service as a reservist or National Guard member. 5) Spouse of a Veteran who was/is KIA/MIA/POW.Entitlement: 100% of the appraised value.

Based on the numbers you provided and running the deal through my software analyzer, the NOI comes to $14,400 (50/50 rule) and the debt service comes to $15,322.16, so you have a LOSS of $922.26 each year.

The project has 500k in replacement reserves so we'll use some of that as well as operating cash flows. 

Not sure how to charge for this or fix it.Yard - they didn't really keep up the yard as we would have liked (we are moving to include yard service to avoid this in the future) There are big chunks of dirt where grass used to be, some of the plants we had planted died due to not being watered etc.  

I was eventually able to get them started cash flowing again after replacing the tenants, but it took a lot of time, effort, and cash reserves to do that. 

I will keep enough cash reserves to cover my bills for that 6 month time line, and possibly work a few long hour outages if they pop up local.I do not want to get a mortgage on it.

As that pilot program expands and eventually goes Service wide there may be some additional complications for you.
