This is a red flag with your PM as they should be very familiar with this and advised of such, ESPECIALLY as it states to try to evict or terminate a lease during the moratorium is a CRIMINAL offense in MN punishable via jail time and/or a fine. 

Expenses: 1) Tax, property upkeep (e.g. initial clearing of lots around 3K for 2 acres if you have trees and bushes) and then run and maintain to avoid red letters from city ( assuming 400/mowing and every 3-4 months) Additional Capital: 1) Splitting land is tricky .

People didn't start looking at Austin just because Tesla did, it's been red hot for a while.

It’s not a big deal but certain lenders flag real estate as risky by default, so having it in your name gets you an auto red flag in certain scenarios.

Minneapolis / St Paul is red hot right now, but there are still deals that meet the 1% rule or better.

I am in a similar situation with wanting to get a red tagged property to be compliant. 

Meanwhile I don't have to deal with all the red tape that comes with a brokerage - and can focus on marketing, training and more deals.
