I ended up buying a unit for myself, as I truly felt it was a great investment opportunity and more importantly was the perfect home for me at the time (I was looking for something low maintenance and move in ready, as I was working on many BRRRR/Flip projects at the time).

The bottom has fallen out and the concern is that demand disruption will push those who didn't sell options into the red.

House is ALL white with that weird red roofing... and we did a black front door, black fixtures and just the little faux shutters in black... the rest is white. 

The fact that a mortgage provider is operating with a gmail (or similar) account would be an instant red flag for me.

They seem nice but the red flag is going up.

If the deal has a lot of meat I'm sure you can find hard money or private money.   

He told me at closing that the tenant had been with him for 3 years and he paid his rent but he was not always on time.

At least I didn't suggest putting a red light on the porch!

The red blotch on the lower left tile was the lighting not a defect.
