Any specific curb appeal pieces that can help increase the rent I receive?

All of the info you will receive in anyone's program is available for free online.

They show the bank is interested, but maybe they have received multiple offers, or maybe they are not quite to the dollar amount they projected.

There is a lot of liability as you mentioned, the advice I received was to makes sure the home is completely up to code as far as what your city/county requires for homes with a pool ( be it a gate or pool cover etc.) also, make sure to include a separate clause in the lease.  

Landlords need good tenants and tenants need good landlords.When a tenant is late with rent, we call or text them to let them know we haven't received their rent and check in with them to find out what's going on.
