I picked up a property in 2011 in SF for 57% of what someone paid for it in 2005 and I think those owners would disagree with you.

I could run 5-10 projects at a time with no problems, multiple times, with an average of 10% less contract days and ALWAYS under budget, if you hired a contractor that is substandard or eating more than what he could chew, guess who picked the contractor?

Drive to examine the problem 1/2 hour , drive to supply house to pick up materials 1/2 hour , drive back to house 1/2 hour , perform work 1/2 hour There is 2 hours of labor not including materials .
