In my experience, I have found at times where I can be technically "right," but pursuing that outcome may not result in a win/win. 

I've definitely waisted time and money by pursuing potentially profitable deals, but they are outside my scope of expertise and ended up only being distractions in the end.These items may just be applicable to me and the skillset I had going into real estate, but hopefully they'll help out a newbie coming up to avoid a few costly mistakes.

My goal is to obtain $70,000 in passive income with a long term buy and hold strategy withing the next 10 years.I want to achieve this so that I can comfortably travel the world and gain life experiences, spend more time with friends and family, and pursue any other goals or interests without having to rely on a full time job. 

What's the next step after you guys sell the house?

I have been reading everything I can get my hands on for the last year and have a decent cushion to pursue my next property with the goal of 15-20 cash flow properties. 

The first step is to recognize there's a problem and get mad at it.I used Dave Ramsey's baby steps to get out of consumer debt, $87k worth.

Now the question is, who is responsible in this situation and what are the next steps.

My husband & I are eager to purchase our 1st rental property, but we're challenged by financing it.  My credit score has always been in the mid to upper 700's but was badly damaged by a timeshare that I purchased ...

Even if I took a couple of days to inspect, I could still close that deal by Friday and then close again later that day to sell to my investor.It's not the "closing" part that causes the problems; it's the "finding a cash buyer willing to pay my price before my contract expires" step that trips up most wholesalers.

I am having some paralysis analysis lately and I know I need to start networking with everyone here to take the next step.
