At the moment i am just concerned with being able to purchase/invest in a property as i don't think i will get full-time job in like 2 years or so (maybe later because i think i may want to take some time off after graduating pursuing other things) and i would like to start doing RE as soon as possible but it seems that there is no other way besides co-signing or doing trying to file income under tax returns as kevin mentioned and hopefully i will get approved by a lender

I designed my own software to do this all for me.Here are some of the data you need for each analysis:1 - Current cost2 - Your budget for buying and rehab3 - Your desired profit and/or cash flow4 - Size of the property5 - A comparison between the cost to get in, rents, and/or sold comps for each property6 - Specific location of each property (you need to map it out)7 - Analysis to find micro-markets within the overall area/market you are now analyzing8 - Days on Market for both 4sale and sold.

Cash flowing at 950 gross net would be around 300 after all deductions currently valued at 70000 and no repairs , is it good to keep this or make one time profit and sell it off and look for other properties
