Remember not to accept anything other than cash or hard money if you are assigning a property since conventional, FHA, and VA lenders flag assignment fees.  

In general if sellers are looking for a larger down payment we try to introduce them to local credit unions or lenders that can utilize compensating factors for qualifying on more favorable long term financing solutions. 

There are many lenders who have downpayment assistance programs.

Lenders will find a way to roll the buyers commission into the loan.Sellers will still offer compensation.

As you filter them, add them to a tag and then you can exclude that tag from a search which effectively removes them from your list.I'll private message you a link so you can try it out.
