The most stable market in the history of the world (the us economy) requires a five minute phone to invest and diversify in.

In any situation, you can't discriminate against anyone, but in a non-section 8 situation, if you get multiple applications, you can screen for the best credit, longest lease, etc and that just puts the landlord more in control, and with more flexibility.  

That is before other necessary costs such as utilities & water and other basics that are not necessary but often included anyway like phone, internet and cable. 

The only thing the seller said she is willing to do is to get on the phone with the bank and authorize me (or just conference call the bank) to discuss loan condition to sell me the house. 

. :) I've even gotten phone calls from the local neighborhood watch/council/groups, they are grateful also.

You do not learn your market or get experience sitting behind a computer screen. 

Also, you most likely won't need contractors for most of the repairs and if you do, a few phone calls will probably lead you to someone good.
