I've only had Paul close one deal for me before, but he has served as legal counsel on numerous deals I've worked on and is fantastic for particularly large and complex transactions. 

In terms of raising money, while there're numerous books, podcast episodes, and forum posts here on BP about raising funds, all of them will have at least one requirement in common: you must be able to show the track record to a potential investor to be willing to give you the funds to invest.

At what point do you decide that the rehab of a house is going to cost too much? When your ROI lowers by 2%? And is there any sure fire give aways that you should just forget even looking st the house when you're look...
