I don't agree that lowering the rent results in lower-quality tenants.  

I am trying to sell my 2 unit and garage and a few people are coming back saying the cap rate doesn't match and the numbers do not work.

Asset managers play a lot of games to get better prices in addition to many REO listing agents being overworked and cutting corners with their work as a result.

I actually work in a university maintenance organization so I have access to guys who are licensed in HVAC, plumbing, elect, etc and the HVAC guy recommended to match everything up. 

There's a direct correlation between time invested and results.

When we do that, we run into unexpected results that we weren't prepared to deal with.

Yes I know there are many consideration to take into account such as can you sale the multifamilys for a profit and have enough profits to exchange to even match a down payment for an apartment building and would the banks even work with you please help me out with any knowledge you may have on this idea thanks appreciate all
