Any reason that's logical in any other transaction doesn't mean its a bad or negative property.

We are needing a short term bridge loan to complete the transaction at closing.

My bank is offering to use my rental property which I acquired last year as collateral to lower the down payment from 20 to 10 percent.

Also, lawyers would need to facilitate the transaction which might scare away some less savvy buyers. 

If current fed gov't plans keep rolling in the same direction, well in WI we burn lots of coal right now, they want to just kill that off sooner or later and that's not good for our future rates and one bit of useless trivia I know is that IL has more nuclear plants than any other state, not sure where that concept is headed after what happened in Japan, but I doubt it will help to lower costs for nuke plants!

What's the profit out of this transaction?

If all you're looking for in a RE license is access to the MLS and to lower your transaction costs, it seems way better to just do a deal than to go through the whole licensing process.  

Even with a lower price, the incentive of all cash with no loan required and usually a quick closing, is hard for a seller to pass on.  

I was also able to negotiate lower rates with the contractors we did use to re-wire and re-plumb the house because I did most of the grunt work.
