You want professional legitimate cash buyers so you know you can close on the deal and do what you tell the seller you will do.

If it's a debt to a legitimate person or company.

Only way to semi-legitimately combine is to truly rent property A for a year plus before selling to acquire next in a 1031.

Why folks refuse to believe half of the country has a legitimate disagreement is probably because you don't know what other people actually think. 

Most loan officers don't even want to know about my notes and if I need to count the income to qualify for a loan, they groan and try every other option because of the paperwork required to legitimize the note income to the underwriter. 

I'm sure there are plenty of lenders on here but how do I go about finding legitimate lenders for this and future projects?
