I'd get a task rabbit or your PM to take a picture outside every month to help ensure the yard is maintained...watered, weeded, cut.

Do I buy five properties with low monthly cash flow hold them until property values rise and then sell them for a larger multi-unit?

This was a better approach for me to limit my liability with only a handful of investment properties, probably different for a larger invenstor.

The reality is supply demand   and how safe and easy is it to manage the assets.. generally speaking  in any larger MSA the high returns are in areas of much higher risk unless your on the ground..

I'm ideally looking for companies that have experience with larger homes and who also have basic maintenance capabilities to address issues like broken toilets, replacing HVAC air filters, etc.Any response here or via DM is appreciated, thanks!

As a side note, I do see larger institutional investors buying up a lot of the performing notes but they will not touch a CFD with a ten foot pole (which is why I see a lot more CFD's currently for sale).
