It would be nice to have that cash on hand for emergencies as well as to furnish the house (I wouldn't be investing the money).

For context, as I have not left my day job so I am disqualified. 

Now, the owner owns a nice church next door.

I'm "retired" and entering the business full-time, while my other partners are at various stages in their W-2 jobs.   

I am currently in my first year of my W2 job (post graduation), and after a year of listening to Bigger Pockets, getting my real estate license, and allocating funds, I have finally decided to dive head first into my first investment.

You should be able to nicely outfit your property so it attracts guests.

It will be nice to sell my business to the good tenant or use it to be part of TI, so I don't need to pay out of my pocket.

(And even then, I'd argue most of my Airbnb clients manage their own short-term rentals in Colorado as well, even with full-time jobs.)
