Always include the term "and any and all occupants" along with the names you placed on the eviction forms at the court house.This will protect you through the process if they decide to invite another friend in during the eviction process. basically, if it goes all the way through the eviction process and the sheriff has to come to toss them and their property out, he or she is not going to be concerned with who is who in side the home but rather get out, get the personal property out and change the locks.I would proceed forward.

It doesn't sound like you have much of a nest egg, no land lording experience while needing to borrow lots of money to purchase numerous properties that will provide minimal if any positive cash flow. 

This way, you drive the agenda, invite the people you want to connect with, build relationships as you see fit ... etc.
