All of this was explained to them with my offer which is another reason why they took it.Moral of my story, although you appear to have hit a triple on this one (great job again), I think you may have been able to come in slightly less on your offer with said explanation to see if you could have gained more cushion in your spread at purchase.

Now, if market rent is $1600 we've got a different story. 

I feel like I've read too many stories of out of town investors jumping on what they thought was a good deal only to struggle through a tough rehab or even through bad property management.

I shared that story with all of our other management clients and the who refused for years decided to get it. 

At the same time I also want to add a bump out to the 1st and second floor as well as add a third story addition.
