I have covers on the thermostats but the tenants find ways to get in them and raise heat and lower air conditioning in the summer.

The property looks like a SFH but is a duplex: 3/2 & 2/1, each with its own garage and indoor laundry room.I entered all of my info I've spent a few days putting together for this one but I'm thinking I didn't get the refinance loan part right...?

Those cap rates tend to be in the 6's.7 plus caps with new lease are in weak suburban to rural areas and cheap construction.Only time I like Dollar General with cheap construction is if in area strong suburban to urban core at low price where dirt it sits on is really valuable for future redevelopment and potential air rights.If it is sitting in weak suburban to rural area without the tenant occupying it is almost worthless.WHY do buyers buy tons of this trash then?

I would also recommend taking a look at Sky Ranch and the Transport project which is located around the Colorado Air and Space Port.
