Hello everyone, I have 2 rental properties, 2  units each in PA where I am paying for water, sewer and heat and these bills are eating my cashflow, I am a new investor, one of my rentals, water, sewer and heat added to 600 dollars for this month, one of the reasons might be  that one of my tenant is keeping her windows open all the time claiming that the apartment is too hot and when I lower the heat, she claims she is too cold. 

I completed a BRRRR calculator, I'm hoping I linked correctly, The market in my area has been pretty hot recently. 

Its a hot mess.

@Alexandra Rubow I just got here and evidently this is a hot button issue for some people.

It's incredibly shortsighted to depend on the government to fulfill their side of that bargain.I absolutely believe that student loan debt combined with millennial behavior in general (less desire to settle in one place permanently, more job-hopping, greater focus on experiences rather than material possessions) will impact the housing market.

My capex budget includes but not limited to: roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.

Riverside is HOT for sure.What are your insurance costs?
