This may not be the ideal set up but it works for me and the few investors I work with. 

Ideally someone out of the area who plans to be hands off (and therefore recognizes your value).

Include 1 year, 5 year, and 10 year goals so that investors can see your passion and how you are going to be successful.Include some type of spreadsheet that shows a pro-forma analysis of how you will get to your target number of properties using an assumed ideal property. 

The properties don't have to be turn key but would be ideal if they mainly just require cosmetic work.Thanks,

My ideal scenario would be to house hack a four-plex with a VA loan in October 2015, but I would be interested in SFH, duplex, or triplex if the deal is right.

I ran a ghost ad for a three bedroom for rent and found strong demand.My new design is 3 three bedroom and 1 two bedroom.I will post some video next week on how I plan to convert the common areas into additional bedrooms.
