I’m looking for advice on how to find my ideal partner, someone who has experience in investing in commercial and or industrial properties and has connections with other investors.

Some might fit your needs better than others, but there are definitely options.   

I've primarily only invested out-of-state (turnkeys, in my case) and most of everything I deal with is $150k or less.

And so on...I live in an area with lots of retirees and homes that are fitted for the elderly sell much faster. 

Her father was there and apparently made several derogatory comments about the property to my realtor and even commented about what kind of buyers would not be a good fit for the house.  

I don't see anyone being on this site fitting that description.

If I do need to tap into more money I have several years of Roth IRA contributions, which I could draw from (obviously not ideal).  

Ideally those should cashflow.3) In 5 years, sell  the appreciated assets to pay for the high cashflowing ones and live off the cashflow from that.
