In my experience it takes a couple of years of talking with these groups to build the relationship to the point of them funding a deal. 

We are still swimming in historically low interest rate waters.   

The $600 version of their full software is basically going to give you historical averages allocated across the purchase price that you can use to reclassify.

I'm open to using a private money lender, however I also see intrinsic value in establishing a relationship with a local bank.

Building a foundation and relationship is so important and I'm just so pumped.

Even though I may have a relationship with them I want to make sure I protect myself. 

I think as long as you are judging wanting them on your team based on merit, rather than relationships, then you're ok.
