The details of the scope of work and the details of the contract of what is considered a hidden defect or to be dealt with as a change order of the other contractor would have told you this.

For example were i work there is a big event "gem show" were all hotels are booked so contrators have to live the hotels or go to another job.

My poor attempt I'm sure someone that has a spread sheet will find my hidden errors.BTW anyone with a good sheet for MAC dm me :)

1) You don't know what the original accepted offer price was, it could have been much higher, then reduced for hidden damages discovered.2) "Someone said" isn't reliable,mother real price will be recorded at some point.

Even if the topic isn't one you think you are interested in, there is still often a gem or two to take away.And last, setup keyword alerts for your area or specific niches.

Also, I haven't considered the hidden cost such as repairs on both units.  

Over and above your cash flow being eaten away by repairs you want to make sure that what you purchase does not have a lot of hidden construction repair costs. 

@Tamara Elliott-Deering - yes, the bank uses a pool, and I got the same appraiser for the second go around...my banker (a good friend and investor, too) agrees with me this is a good deal (she has no hidden agenda - long time friend. 

I just hate seeing it to be foreclosed because I know there might be hidden potential to earn money even how much repairs needed but I might be wrong.Any idea how much it might cost to fix plumming, roof, etc for 1337sq ft single family home with 3 bedrooms and 1 bathroom?
