I meant that the loss of deductions (interest, depreciation) was a "pitfall" of selling, not that it has anything to do with the 1031.

I totally agree with you, but I don't think that was meant literally. 

If this is meant to be a buy and hold, those numbers aren't what you should be evaluating with.
