Its been really interesting experience so far and  I am eagerly awaiting  @David Greene book, "Long-Distance Real Estate Investing"  any day now in the post.

yes right now I am reading a book about it, which led me to this forum. 

He has a book also I believe.   

After listening to dozens of podcasts, and reading numerous real estate investing blogs and books I'm concerned that the following will doom me to failure.I'm not interested in traveling and I don't salivate over quotes.I've noticed repeatedly that real estate investing masters love nothing more than going on a vacation, and it just doesn't do it for me.

My long time goal is to have enough passive income through rentals ( SFH and then eventually to MFH), so that I can replace my current W-2 income.Background: For past 6 months, I have been learning ( books, podcast , local seminars etc.) and recently started to search for deals.

Read 3-5 books a month starting June on business, real estate and take summary notes of those book.

I have some books you can read regarding wholesaling:1.

It's not talked about much but sometimes sellers for properties and businesses keep multiple sets of books.

I would caution you on the two big companies I have funded a few folks that bought through them and they have all been poor properties for too much money..I can't think of a risker thing to do than out of state flipping for the smaller investor. you need to have someone on the ground that you know VERY well and trust.. and you are going to have a hard time finding that person on the internet or reading a book on how to do it.. theories are great .. reality is way different..

I recommend watching the webinars on site, Listening to the podcast on the way to work, and reading every REI book you can find.
