And if the factors are "curable," then cure them, if incurable, you can either hang on for the ride till they get curable (if that is possible), or you can dispose of the property, hopefully not at a loss.Ok, that's all I got for now.By the way, this should all have been done BEFORE you bought the property.

Got this gem the old-fashioned way - off the MLS - but offered favorable terms (site unseen, large due diligence, waived inspection & appraisal contingencies) and got it under contract at asking (400k) and it appraised.

I would be curious to see the law (in any state) that says that a property manager, who is an agent of the owner (i.e. an employee, though not in the W2 fashion), is entitled or required to maintain information about the tenant proprietary from the owner of the property.

I am not sure if there is anything I can do or if this is something I just have to let ride out but I am concerned and want the best for the tenant and do not want to sit back and watch it happen incase it gets worse if there is something that can be done.I have tried to keep this as vague as possible due to involving the possibility of mental issues however if you need me to clarify anything I will be responding to comments as fast as possible.Thank you.
