I still can't believe this kind of thing is legal & especially to cause such an expensive repair/damage to a property without even being required to send out a certified letter or notify the owner in any form or fashion BEFORE doing something like this??!!

Often they are responsible for the rent until a replacement tenant can be found (and you need to do your best to find one in a timely fashion).

However, keep in mind this could also ultimately cost you more in the long-run...but it truly is the only 'pathway' toward eviction should discussions with the tenants break down.CA bashing is very fashionable, but it isn't really helpful to the discussion and does nothing to help the OP.

That being said, the rent-by-room option is one that we are heavily considering as we are fairly close to Sacramento State University and only four blocks to the American River Bike Trail that gets you straight to the campus.

Maybe this is just the new version of the american dream...
