Is the heating unit set up for propane and not piped-in natural gas?  

I don't think there is much if any need to set up an LLC if you're starting out with wholesaling as this won't expose you to a lot of the risks of being sued that some of the other REI approaches will.I do some rehabbing and rental properties and only use LLCs for some of my rentals.

i simply think that there are flaws which, when exposed to a newbie investor, may make them think twice about what they do with their $ and credit.  

My gut feeling is that syndications are pretty exposed to market conditions and will not be able to deliver on their projections.I’m also  considering selling the properties with owner financing.

Learning that way is so limited due to what you're exposed to and what you understand. 

Assuming due diligence is always done, and the title research is completed, which would expose title concerns, what benefit does the seller have by doing this?

The current owner installed a new propane furnace with a large tank in the backyard three years ago.

Honestly all the elements of his program are on point...however, I tend to skew more towards sub2, Todd is very very strong at get in get out get paid (flipping houses/usually without fixing) as evidenced by all of his student checks and mine. he also has great stuff on the art of the flip - flipping sub 2 and lease options. because he spends so much time in the trenches - his own buy sell business and especially his students via on-site mentoring he is as current as you can get. being in todd's mastermind i know that he is rolling out even more new tactics as part of his 2011 mentoring campaign so there will be stuff that even i have not been exposed to...he has several software pieces but you are probably referring to tactical comps which is excellent for finding owners, determining buy sell history, and finding comps, cash buyers, and even private lenders.

Gas would you use propane bottles or have a hard line installed?

I didn't see any ceiling fans and while the exposed beams look nice, I don't see how the ceiling is insulated.
