If no, then then the long term profit numbers are fairly clear and it becomes an exercise in getting in so that you can stay in through all the ups and downs, since you can't realize long term appreciation (+ long term cash flow) unless you can make it to the long term.When you factor in other such missing things as inflation, CapEx, and tenant quality over long hold periods the numbers get even more skewed towards appreciation + long term cash flow IMO.

In one occasion when the first carpet replacement service looked shaky to get delayed, I spent another 5 hours, including 4 hours' bus travel out of town to the provider's depot to examine the sample and get a quote, not looking for a cheap quote, but just tried to reserve a backup in case the first did have significant delay.
