I don't have a big enough sample size to say for sure I will only be buying foreclosures in the future but if I had to guess that's were all the evidence is pointing.

With $400,000 and leverage $10,000 would be easy to accomplish.

It's easy to mess that up by not digging deep enough, putting in proper rock and possibly tying to a drain tile (easier said than done), oh and sealing the new hole in foundation properly.

I have been surprised by the rental demand and price in Canby, I would think Oregon city would be pretty easy to rent.
