If you take too long this could backfire on you.I am always open to new investors letting me know what they are planning but, frankly, until they actually have a deal under contract there is nothing for me to evaluate.

I've only been able to evaluate the outside of the building and cannot confirm the status of the inside.

My goal for June is to find and evaluate 10 legit deals, meet with 5 sellers, make 3 offers and hopefulyl close 1.

I am a little lost on MHs as to how to evaluate an improvement and the return that can be expected from it.I just bought my 1st MH and am in the planning process with it.

Any contract is between two parties...obviously, and therefore has to be evaluated from both perspectives.You are focusing on the management side being improperly done and as you said unlicensed.

Plus it gives you an easy way to evaluate the whole deal.

My partnership is currently evaluating properties at SFRs in OH, GA and FL.

Then evaluate at periodic intervals.Good luck!
