I would encourage you to checkout the Five Pillars of Asset Protection to start with - this is how I explain asset protection that applies to most investors who are scaling up.

Sometimes encouraging even partial payments with a percent based late fee helps both parties.Evictions can be very long and expensive but there is still a time to cut them off.

It’s not a high end rental so I have shied away from Windermere so far because the several property managers I have interviewed always encourage a lot of upgrades and price increases that are inappropriate for my neighborhood.Not that it’s a dump!

This way encourage them to make decision on where they want to go.

You need to meet the right people and figure out how you can be of service to them then follow up and stay in touch in a meaningful way.

I would never step into the quagmire of restricting or encouraging gun ownership or possession of a legal firearm in a rental.

Crit, welcome to the BP community and I agree that Brandon's book that you're reading now is very encouraging with ideas for starting and growing a real estate business.I have been up in Edmond at times and have found a few properties while D4$ targeted for wholesale opportunities. 

From here, continue to build your client base and encourage people to share their experiences that they had with you.
